Preventive maintenance is the natural continuation of commissioning. An HVAC system that has been properly commissioned but poorly maintained drifts within a few months. Preventive maintenance sustains performance, extends equipment life and reduces operating costs.
Types of maintenance contract
- • P1 (energy supply): the operator supplies the fuel/energy and guarantees the comfort temperature.
- • P2 (maintenance): preventive and corrective maintenance of equipment (filters, belts, bearings, etc.).
- • P3 (replacement): replacement of equipment at end of life (compressors, heat exchangers, pumps).
- • EPC (Energy Performance Contract): the operator commits to a specified level of energy consumption.
The preventive maintenance plan
- • Monthly: filter replacement (or based on ΔP), belt checks, pressure checks.
- • Quarterly: heat exchanger cleaning, control valve checks, safety device tests.
- • Every six months: full AHU inspection (fan, coils, humidifier), airflow checks.
- • Annually: re-verification of balancing, boiler/heat pump tests, sensor calibration.
CMMS: the management tool
A Computerised Maintenance Management System (CMMS) is used to plan, track and analyse maintenance work. It generates work orders, tracks spare parts and produces key indicators: MTBF (mean time between failures), availability rate and maintenance cost per asset.
The Tertiary Decree requires a 40% reduction in consumption by 2030. Rigorous preventive maintenance is the quickest and cheapest way to get there, even before investing in new equipment.
